  • Skipping the inspection to win a deal. In this market, with our old housing stock, don't.

  • Ignoring heating costs. Ask for utility history on any home. An older home with poor windows can cost hundreds a month to heat in January.

  • Not asking about seller-paid closing costs. In slower seasons, sellers here often help. That can matter more than a small price cut.

  • Financing a truck right before closing. New debt can kill your loan approval. Buy the house first.
