Down payment assistance, or DPA, is money that helps cover your down payment and sometimes your closing costs. It comes from state agencies, local governments, nonprofits, and lenders. Some of it never has to be paid back. Some of it is a loan you repay later, often at zero percent interest.

The catch is that there are dozens of programs, each with its own income limits, purchase price caps, credit requirements, and rules about who qualifies. Most buyers never find out what they were eligible for. That is the problem the tool on this page solves.

Type 01

Grants

Money toward your down payment or closing costs that you do not repay. These are the most competitive and often have the tightest eligibility rules and limited funding windows.

Type 02

Deferred loans

A loan with no monthly payment, often at zero percent interest. You repay it when you sell, refinance, or pay off your mortgage. This is one of the most common forms of assistance in Minnesota.

Type 03

Monthly payment loans

A second loan you pay back alongside your mortgage, usually over a set term. Less common than deferred loans, but it can open up more assistance for buyers who can carry the payment.

Type 04

Low and zero down loan programs

Not assistance exactly, but worth knowing. USDA loans allow zero down in eligible rural areas, and much of the country around Bemidji is rural. VA loans offer zero down for eligible service members and veterans.

Do I really need 20 percent down to buy a home?

No. That is one of the most common myths in real estate. Plenty of loan programs allow far less, and some allow zero down for buyers who qualify. Putting less than 20 percent down usually means paying mortgage insurance, which adds to your monthly payment, but for many buyers that tradeoff beats waiting years to save while home prices move.

Is down payment assistance only for first-time buyers?

Not always. Many programs are aimed at first-time buyers, and in most programs "first-time buyer" means you have not owned a home in the past three years. But some assistance is available to repeat buyers too. The search tool on this page will show you what applies to your situation.

Do I have to pay the money back?

It depends on the program. Grants generally do not have to be repaid. Deferred loans do, but usually not until you sell, refinance, or pay off your mortgage, and often at zero percent interest. Monthly payment loans are repaid alongside your mortgage. Your lender will walk you through the exact terms before you commit to anything.
